Challenges
Failing stucco on older commercial buildings in Pennsylvania is rarely a simple recoat situation. The underlying cause of stucco failure — whether moisture intrusion at flashing transitions, movement cracking at structural joints, or simple age-related bond failure — must be identified and corrected before new stucco is applied, or the new work will fail in the same locations within a few seasons. The Coatesville building had multiple failure modes: impact damage at the base course, flashing-related moisture entry above the first-floor windows, and large section delamination on the north face where freeze-thaw cycling had been most severe. The owner also wanted the repaired stucco matched to the existing color and texture profile as closely as possible.

Solution
J&J Services began with a full exterior inspection to map all failure locations and identify root causes. Delaminated sections were removed back to sound substrate, and flashing transitions above windows were corrected to eliminate the moisture entry points driving the north face delamination. Base course damage was repaired and a cementitious parging coat was applied at grade to address splash-back moisture at the ground level. New stucco was applied in the traditional three-coat system — scratch coat, brown coat, and finish coat — with the finish coat tinted and textured to match the existing building profile. Following stucco cure, the full exterior was painted with a premium masonry paint that would provide an additional moisture barrier layer and unify the appearance of repaired and original sections.

Results
The restored facade eliminated all visible failure conditions and matched the existing building aesthetic closely enough that the repair was not visible from street level. The building owner noted that the Coatesville downtown authority had complimented the restoration at a subsequent property improvement review.
