Challenges

The building’s facade had peeling paint in multiple sections, exposed masonry where paint film failure had allowed water infiltration, and metal window and door frame components that had developed surface rust requiring treatment before repainting. Solution
J&J Services began with a systematic surface preparation phase: pressure washing the full facade, scraping and wire-brushing all failing paint sections back to sound substrate, treating all rusted metal components with a rust-inhibiting primer, and caulking all joint openings and penetrations. The masonry sections that had been exposed to moisture were allowed to fully dry and were treated with a masonry consolidant before paint was applied. The full exterior was then painted in a premium elastomeric masonry paint system — appropriate for Kutztown’s temperature cycling — that provides a flexible membrane resistant to the cracking and peeling patterns that had plagued the prior paint system. Metal components received a direct-to-metal finish coat for long-term corrosion protection.

Results
The commercial building’s updated facade immediately improved its presence in Kutztown’s downtown streetscape. Tenants noted the improved appearance of their storefronts. The elastomeric system applied by J&J was warranted for a significantly longer service life than the prior conventional paint that had required re-treatment every few years.
