Challenges

Solution
J&J Services coordinated the Lancaster city permit process and arranged the required structural assessment before mobilizing. The party wall was carefully shored before demolition of the adjacent structure began, and a controlled mechanical demolition sequence was used to bring the building down away from the shared wall. Dust suppression was maintained throughout. Excavation of the building footprint proceeded following demolition clearance, with spoil loaded directly into haul trucks to minimize material accumulation on the tight urban site. All hauling was routed through streets pre-approved with the city’s public works office.

Results
The demolition and excavation were completed within the developer’s project schedule without any neighbor complaints or code enforcement issues. The party wall remained structurally intact throughout, confirmed by the structural engineer’s post-demolition inspection. The developer had a cleared, excavated site ready for foundation construction.
