Stone & Gravel Access Road and Dust Control for Industrial Property

Challenges
Unpaved industrial access roads in Lancaster County’s manufacturing corridor serve heavy equipment and loaded truck traffic that rapidly breaks down poorly maintained surfaces. Denver’s road sits in a stretch of Lancaster County with red clay-influenced soils that become particularly plastic when wet — sticky, soft, and prone to rutting under load — and equally problematic when dry, generating fine dust that carries well in the prevailing winds. Standard dust suppression products that work acceptably on lightly-traveled rural roads don’t hold up under the wheel pressure and traffic frequency of an active industrial site. A permanent dust control solution needed to work in combination with proper stone base management.

Solution
J&J Services assessed the road surface and base conditions before specifying materials. Soft and rutted sections were excavated and replaced with a properly graded compacted base. A fresh application of 2B crushed stone was graded and compacted over the full road and staging area, re-establishing a firm, well-draining surface. A professional liquid dust suppressant — calcium chloride-based, appropriate for the Lancaster County climate — was applied to the finished stone surface, binding the fine particles and significantly reducing dust generation. The staging area drainage was corrected to eliminate the ponding zone that was contributing to base saturation and rutting under truck loads.

Results
Dust complaints from neighboring properties stopped within the week following treatment. The road surface remained firm and navigable through the subsequent wet period, and the property owner reported that material tracking onto the adjacent paved road was substantially reduced.
