Challenges
Doylestown’s residential lots in the older neighborhoods feature mature trees, established planting beds, and landscape features that constrain where grading and construction work can happen without causing damage. The side yard grade problem had likely existed since the original lot grading during home construction, but mature root systems had since grown in ways that complicated the routing of any drainage solution. A conventional pipe-and-drain-basin approach would have required excavation through an established garden bed and could have affected a large oak that was a significant feature of the property. The homeowner’s interest in a rain garden aligned well with the drainage solution needed but required careful design to ensure the garden received appropriate inflow volume without overflow conditions.

Solution
J&J Services designed a two-part solution: a short mortared stone retaining wall along the side yard to redirect the surface flow away from the foundation, and a rain garden planted in a natural low area of the rear yard that would receive the redirected flow through a shallow grass-lined swale. The retaining wall was constructed with natural fieldstone to complement the existing landscape materials on the property. The rain garden was excavated to the appropriate depth, amended with a permeable soil mix, and planted with a native plant palette suited to Bucks County’s rainfall patterns and the site’s partial shade conditions — including native ferns, wild columbine, and swamp milkweed.

Results
The foundation moisture issue was resolved completely by the wall and flow redirection. The rain garden established well through its first growing season and was effectively managing the redirected runoff within the first significant rain events following planting. The homeowner was particularly pleased with the native plant establishment, noting the garden had attracted pollinators from early in the season.
